Green Bay Neighborworks – Great Option for Down Payment Assistance

It’s hard to forget the memories of purchasing your first Green Bay Home. Mine was an exciting experience for a couple of different reasons. First I decided that I wanted to invest in rental properties. Second I wanted someone to help pay some of the mortgage. When I was 20 years old I decided to purchase my first rental property. I knew that I wanted to live in Green Bay and be close to everything. After scouting a bunch of properties I quickly realized that there was a program offered by Green Bay Neighborworks. The Green Bay Neighborworks Down Payment Assistance program was designed to help bring home buyers to areas of Green Bay that were need in repair or new home owners.

Green Bay Neighborworks – Can Help You Purchase a Home!

I was able to take advantage of the Green Bay Neighborworks program and they assisted in me in additional closing cost money, and down payment assistance. So what’s the catch? Really theres not to much of a catch, other than you have to purchase a home in the Green Bay Impact Area. You have to participate in a Green Bay Homebuyer Education course, which I would strongly recommend even if you are not going to be using the program. Buying a Green Bay Home can be an intimidating process all the education you can get on the front end will make you feel a lot more comfortable. They also require that you get a home inspection which is always a must even if your not using the Green Bay Neighborworks program.

Buying a Green Bay Home can be a very exciting experience in your life. But sometimes it can even be an extremely stressful situational if you are not adequately prepared. So what are some basics for buyers that are looking to purchase Green Bay Real Estate?

Green Bay Real Estate – Why you need to be educated

It’s now more important in this ever changing economy and Green Bay Real Estate Market to understand some of the changes that will affect your ability to purchase a home.

The first step in the home buying process is to get pre-qualifed with a lender that you can trust and that has tenure in the Green Bay Mortgage Industry.
The reason I strongly suggest that you work with a heavily experienced mortgage officer is that the lending rules are changing on what seems to be like a daily basis.

It’s not uncommon for the underwriters (people who approve your loan) to request more documentation at the last minute. Be prepared for this it’s not uncommon at all in today’s industry.

When applying for a Green Bay Mortgage your most powerful asset is your credit score. The credit score minimum requirements have been changing from bank to bank and even with government loan bodies as well. Protect this asset with everything you have. If you are looking to purchase a home stay away from applying for other sources of credit, making large purchases without consulting your mortgage professional. More than any time that I can remember since I have been in the mortgage business, people are paying close attention to their credit scores.

People ask me questions like “what happens to my credit score if I ?” on a regular basis and because of the nature of how exactly credit scores are calculated (it is mostly a secret), I have usually just been able to give general guidelines for each what-if scenario.

Until now.

Recently, FICO has released a little more information as to exactly how much of a credit score drop you can expect to see for certain financial mis-steps. While they didn’t address all of the possible things that could go wrong and as a result hurt your credit, they did address some of the more common ones.

Did you just max out your credit card? Expect your credit score to go down anywhere between 10 and 45 points. Just paid a payment 30 days late? Expect a 60 to 110 point hit. And if you are one of those people who has recently went through foreclosure? According to FICO you should see your credit score anywhere between 85 and 160 points lower than it was before it happened.

One of the interesting things I noticed about the “damage points” model is that the higher your credit score is before the mistake, the higher the penalty in damage points. One potential result of this algorithm that comes to mind as a result of this is that I suspect in 2 years from now, there may be more people with “decent” credit, but maybe not great credit.

Because in today’s world – it is more difficult than ever to keep a pristine credit score.
