However, before we get into that I’d like to share with you why I personally enjoy the Northeast Green Bay WI area.   I grew up in the Northeast Side of Green Bay WI and called Schmitt Park home and attended the great public education that the Green Bay School District has to offer.

  • Northeast Green Bay WI offers a huge portion of Green Bay, WI waterfront properties on the Bay.

Evaluating Northeastern Green bay WI Properties – Absorption Report

For those of you who are unfamiliar with the term absorption report I’ll explain. It’s a term becoming much more widely used in the real estate world. An absorption report is the measurement of how long it will take to clear out the inventory of homes based on how fast they are selling. If you’ve been watching the national media you will hear the terms buyers’ market and sellers’ market over and over again. One way to establish what kind of a market your home falls into is by using absorption reports.

When I study absorption reports I look at the specific area. In this case I’m studying the absorption report for  Northeast Green Bay WI Real Estate Market. The power of studying individual markets and not the whole Green Bay WI Real Estate market is that I can get a pulse on what’s happening in the specific Northeast Green Bay WI area.

Before we get into the hard numbers, let’s utilize a base point to determine what establishes each kind of market.

  • The Northeast Green Bay Real Estate Market in the price range from $150,000-$175,000 currently has 5 properties listed with an average of 96 days on market.  There is an average of .83 per month selling which equates to a current monthly supply of 6.0.
  • The Northeast Green Bay Real Estate Market in the price range from $175,000-$200,000 currently has 7 properties listed with an average of 135 days on market.  There is an average of .67 per month selling which equates to a current monthly supply of 10.5.
  • The Northeast Green Bay Real Estate Market in the price range from $200,000-$250,000 currently has 13 properties listed with an average of 176 days on market.  There is an average of .75 per month selling which equates to a current monthly supply of 17.3.
  • The Northeast Green Bay Real Estate Market in the price range from $250,000-$400,000 currently has 21 properties listed with an average of 163 days on market.  There is an average of .92  per month selling which equates to a current monthly supply of 22.9

Negatives of the Northeast Green Bay WI Real Estate Market

The date above shows some struggles in Northeast Green Bay WI real estate market:

  • In the lower price range we have a large supply of homes
  • The higher tiered price points do not have a lot of properties listed, but they are all selling less than 1 home per month on average
  • Until the sales pick up we’ll continue to have a supply and demand problem
