Evaulating Southwest Green Bay WI Real Estate Market – Absorbtion Report
For those of you who are unfamiliar with the term absorption report I’ll explain. It’s a term becoming much more widely used in the real estate world. If you’ve been watching the national media you will hear the terms “buyers’ market” and “sellers’ market” over and over again. One way to establish what kind of a market your home falls into is by using absorption reports.
When I study absorption reports I look at the specific area. In this case I’m studying the Southwest Green Bay Real Estate Market. The power of studying individual markets and not the whole Green Bay Real Estate market is that I can get a pulse on what’s happening in the specific Southwest Green Bay area.

In conclusion the data above show’s some positives for the Southwest Green Bay WI Estate Market:
- The lower priced homes in Southwest Green Bay WI are currently selling 19 homes per month. This is the highest per month avg out of all the local markets I study.
The data above shows some struggles in the higher price ranges:
- Higher inventory numbers combined with lower sales per month
- We need inventory to clear out to see an impact in the higher price points.
- Hopefully the sales in the lower price points will bring buyers into the higher price points.
- To actually sell a home in the 150+ range in the Southwest Green Bay WI you need to understand your active competition and position yourself accordingly. This is what i’m an expert at!
