So it’s 1:30 today and my blackberry is going off non stop with email’s chiming in.  I take a look and to my surprise there are 4 emails from a wide variety of people, loan officers, and Green Bay Real Estate Professional’s boasting how great it is that the tax credit has been extended.  I’m not going to get into my personal/political beliefs on this one but I can tell you that I’m opposed to the first time home buyers tax credit.  Yes a local Green Bay Real Estate Professional is opposed to something that can have a short term positive gain in my business.

The big problem I have is that people are spreading misinformation and not telling the whole story.  The bill hasn’t even been passed and from knowledge hasn’t even had a vote yet.  Somehow the social networks have spread the buzz all over the place.  Thankfully a well respected blogger that I read on a daily basis said it better than I can.  In closing I do believe that this tax credit will pass through and get extended but that’s no excuse for spreading inaccurate information.  We need to be extremely careful on the information that we do share with our clients and colleagues because it reflect extremely poorly when you rush to provide info that’s not accurate.

Good grief.

I’m seeing all sorts of communication coming across Twitter, blogs, Facebook et al such as this:

Home Buyer Credit is Extended! Yeah!

The tax credit as been extended and includes repeat buyers.

I have confirmed the $8k tax credit with CPA as well as mortgage regional manager

Homebuyer tax credit deadline extended…a $6500 credit given to those primary home purchasers.

Extended!! First-time home buyer tax credit and NEW current homeowner tax credit!!!

And this goes on and on and on.

Here’s the deal folks, and pardon my shouting, BUT THE TAX CREDIT HAS NOT BEEN EXTENDED!

I’m not saying it won’t be. In fact, it is looking like it probably will be extended and maybe even expanded to include “move up” buyers as well as having the income limits raised.

BUT IT HASN’T EVEN BEEN FORMALIZED AS A BILL YET, and not one single Senator or Congressman has cast a vote for (or against) a tax credit extension.

Period.

This “reporting” by droves of people, the vast majority of which are real estate professionals, that the tax credit has been extended is completely and utterly incorrect.

And in my opinion, it’s incredibly unprofessional.

READ the mainstream articles your are linking to people. Statements like these should be your first clue:

Senate negotiators reached a tentative deal…

If the Senate actually passes the bill, the House, where over two dozen versions are floating around, may finally decide to act.

The White House doesn’t fully support the extension and expansion because it’s concerned about the cost and adding to the deficit.

Senate likely to extend homebuyers’ tax credit

When you see words such as “negotiators”, “tentative”, “if”, “may”, “likely”, etc. that is a pretty damn clear indication that nothing has been finalized.

The other huge clue that this extension / expansion isn’t final is in the Constitutional process that dictates how legislation is passed in this country.

Seen any press regarding the Republicans? How about the House of Representatives? Think it doesn’t matter that the White House “doesn’t fully support the extension and expansion”? Seen a Senate or House vote yet???

Don’t understand the legislative process? Crack open a government text book. Ask your kid. Watch this video:

For the love of humanity, please stop with patently false reporting that the tax credit extension is a done deal!

My friend Shane Hollenback, an outstanding Certified Mortgage Planner, summed up my thoughts on this ridiculous “reporting” in less than 140 characters:

Update: I originally posted this article under the title. “Sigh. THE TAX CREDIT HAS NOT BEEN EXTENDED. Yet.” I quickly realized the *sigh* could easily imply that I’m sad the credit hasn’t been extended. That’s not the case. Though I’ll likely be arrested by the Realtor Associations for Treason, I don’t think the credit should be extended (more on that later). The *sigh* was meant to signal a sigh of frustration for the lame ass “reporting” my fellow professionals are doing.

People that know the real ‘Green Bay Greg’ know that I’m a geek when it comes to technology.  My passion for technology has helped streamline my Green bay WI real Estate business to become more efficient while helping the environment.  If you’re like most real estate professionals, I’m confident that you print at least  100 pages of paper a week if not much much more.

Using a PC for My Green Bay WI Real Estate Business

In reading a post from a well respected Bloodhound Blog contributor, James Hsu, I noticed that he started to transform his business with a tablet PC.  Being the geek that I am, I started to do more and more research about this great technology.  After thorough research I purchased my first tablet PC for real estate.

After jumping in the water, I started to get really excited about my new toy.  As soon as it arrived I ripped it right out of the box and tried to sign a contract within the first 10 minutes of owning the machine. You might wonder how the hell did you know how to sign a contract on a machine you’ve never used?

Well, in researching tablet PCs, I started to find trends among the tablet PC users.  They either used a program called Microsoft One Note or another program called PDF Annotator.   Thankfully, my tablet PC, the HP2730P, came with One Note preloaded on the machine.  I fired up Zipforms and went to file print and selected the printer (Send to OneNote2007).  After I printed the contract to OneNote I was signing contracts within seconds.

My journey here at Bloodhound Blog will be about how I actually utilize my tablet PC to completely run my Green Bay WI real estate business.  Signing a contract is an obvious use, but after 4 months of using the tablet PC I’ve found ways to operate my whole business with it.   Streamlining and simplifying my day to day tasks has become a must for me, considering my volume of transactions is growing.  We all want to break through our personal barriers and graduate to the next level and that is what I’m going to share with you on a frequent basis.

This past weekend I got to spend some quality time with my beautiful wife for my birthday weekend.  We decided to take a road trip to Chicago Il.  Grandma and Grandpa had the little ones at the farm for the whole weekend.  My children really enjoy spending time at the farm doing all different types of fun activities.  With the kids in a great environment it was time for us to spend some quality time together.

With it being my birthday weekend I got to pick our first activity golfing.  Anyone that knows me personally knows that one of my true passions is golf.  Being in Chicago IL two years ago for the BMW Championship at Cog Hill I always wanted to play this PGA caliber course.  I made the phone call into the pro shop and without a hitch they made a tee time for me and my wife.   The course we would be playing is the actual course that held the BMW Championship this year as well which the famous Tiger Woods walked away with a huge victory to secure his FEDEX cup chances.

Having walked the course before and watching it multiple times on TV I was extremely excited and jumping with internal joy.  Golfers know exactly what i’m talking about.  Teeing off on the first tee felt like I was in a PGA Tour Event until reality hit.  Off of the first tee I found my first bunker, don’t worry it wouldn’t be the last of the day by any stretch.  I managed to escape the bunkers of Cog Hill Dubsdread and pulled together a decent round of 91 from the blue tees.  Considering the difficulty of the course I was extremely happy with the end result.

Cog Hill Dubsdread – What I Enjoyed About It

• PGA Quality grooming and unbelievable true rolling greens
• Gorgeous setting that didn’t disappoint one bit
• Every hole was a new challenge.  Actually I really dont’ think there was really any per say easy hole on the course
• Cog Hill Dubsdread is what I consider reasonably priced for the quality of the course for $150.00 you can play at your leisure.
• They didn’t charge me extra for having my wife ride in the cart.  I’ve had bad experiences with this in the past.

As far as my personal experience at Cog Hill Dubsdread I would say it was an overwhelming birthday gift to have played the course.   Hopefully i’ll be able to play it again some day and actually score where my handicap is.

After our golfing we decided to head into downtown Chicago for dinner.  The two gentleman we played with recommeneded a great seafood/bar atmosphere on the Chicago river called Dicks Last Resort in Downtown Chicago.  Our new friends made us aware of the interesting atmosphere and warned us you would find people throwing paper towels, people wearing hats made of paper towels, and just a rowdy fun type atmosphere.   We got a seat on the patio overlooking the Chicago River.  It was the perfect setting for relaxing.  Being a micro brew lover I had to get one of my favorite brews the Goose Island 312 which is brewed locally in Chicago IL.   We tried a variety of things on the menu from ribs to crab legs.  Overall the nite was a astounding success!

If you ever in the Chicago IL area i’d recommend both of these venues as a great place to unwind and have some fun!  Hopefully we’ll be on another vacation sometime in the near future!
